The Energy Performance of Buildings (England and Wales) (Amendment) Regulations 2018 (SI 2018/362) Amends: The Energy Performance of Buildings (England and Wales) Regulations 2012 (SI 2012/3118) These Regulations require energy performance certificates and recommendations for improvement of the energy performance of the building to be produced when buildings are constructed, sold or rented out. Provides that air-conditioning systems over 12kW, installed after 2008, are inspected every 5 years (regulation 21) and an inspection report is obtained (regulation 22)
Inspections of air-conditioning systems - This Part applies to air-conditioning systems with an effective rated output of more than 12kW. It is the duty of the relevant person, in relation to an air-conditioning system to which this Part applies, to ensure that the system is inspected by an energy assessor at regular intervals not exceeding five years. The first inspection of the system must take place before the relevant date.
Inspections must take place every five years (from the date on which the system is first put into service, starting in 2008).
Must have a TM44 inspection report that shows compliance
Companies with air conditioning systems lower than 12kW in total do not need to provide a TM44. Companies with air conditioning systems under 5 years or installed before 2008 do not need to provide a TM44.
